Getting financial management right
The key to getting management right is good financial management. Without it you can't get the other management outcomes you need, like keeping the co-op full and in good repair, meeting your legal requirements, and supporting it all on a foundation of good governance.
Good financial managers understand the results they're looking for and know how to get them.
The board's job is to make sure the finances are well-managed by qualified people. We'll show you, step by step, how to:
· adopt a workable budget each year
· collect housing charges--all of them, on time, every time
· protect your assets with good financial controls and insurance
· make sure your bills are paid in full, on time
· ensure that your books and financial records are kept up to date
· understand and use your financial statements to make sound decisions and get good results
· put sound capital plans and investment strategies in place
· support your financial management with good policies and procedures.

Good governance boot camp NEW
Have you read the book, Getting Governance Right? Seen the movie? Still not coming together the way you think it should? Sounds like you need our full-day Good Governance Boot Camp!
This is not your everyday basic training. We'll look at good governace from all angles:
· what weaken governance the most, and what strengthens it?
· What are the most important things members and directors can do to practise good governance?
· What's working, and what's not, in your co-op and others?
We'll ask you to complete a good governance survey with your board before the workshop. Then we'll look at the results together to see what they tell us.
After this interactive, hands-on day you'll go home with a concrete action plan for good governance in your co-op and plenty of tips on how to turn that plan into reality.

Human rights in housing co-ops
What would you do if this happened at your co-op?
· someone writes anti-gay or anti-lesbian graffiti on the co-op bulletin board
· a potential new member is asked "how old are you?"
· the co-ordinator complains about the president telling jokes about sex
· a member complains that the termination notice you just issued violates his human rights.
How should you respond to member requests for change of membership status, internal moves, unit improvements? You may think your co-op policies are neutral, but you may find they discriminate against some or all members. Or that members claim they do.
Increasing awareness of human rights means more members are filing complaints with the Human Rights Tribunal. What should you do when that happens? Can individual directors be held liable? How does it complicate member termination proceedings?
Learn how to understand and comply with the provincial Human Rights Code. This workshop is a must for boards and membership committees.

Policies that work for difficult problems NEW
Good policies support sound management and good governance. Bad policies make everyone miserable. Having no policies is a recipe for chaos.
When members call CHF BC to ask or complain about co-op policies, it's often about over- and under-housing and internal moves. This workshop will focus on these issues.
We'll explore how to:
· develop good policies to address these sometimes contentious issues
· build member support and buy-in
· make sure that board, staff, committees and new members understand the policies
· enforce policies fairly and consistently.
We'll also touch on how these issues are addressed in your co-op's operating agreement with government.

Preventing accidents in our co-ops: risk management
Fire and water damage claims are on the rise in our housing co-ops. Members cause many of these claims, and most are preventable. In this workshop, we'll show you some important things you can do to keep your co-op and members safe, and your insurance premiums under control.
Risk management is the key. It's a tool to help you identify the hazards in your co-op and then take steps to reduce the risks that could harm or even destroy your co-op or seriously injure your members. We'll show you how it works and share some practical advice from the leading experts in the field.

Privacy primer for housing co-ops - PIPA
How can you protect your members' right to privacy while running your housing co-op effectively? What is the role of the co-op privacy officer? (Hint: s/he does not need access to confidential information!) What type of information is considered confidential? When should the board hold in-camera meetings and who can read those minutes? Who has access to your personal information in the co-op? What can a co-op do if a director breaches confidentiality?
This practical workshop will help your co-op comply with BC's Personal Information Protection Act (PIPA). After many years of experience with PIPA, we'll share some common problems and their solutions.
